1. ____ Price your home competitively…to open the market vs. narrowing the market.
2. ____ Submit your home to our local Multiple Listing Service.
3. ____ Expose your home through a professional sign & lock-box.
4. ____ Promote your home at the local MLS caravan meeting.
5. ____ Develop a list of features of your home for the Brokers to use with their potential buyers.
6. ____ Have a professional property brochure developed.
7. ____ Mail 100 Just Listed postcards to surrounding area.
8. ____ Have property digitally photographed.
9. ____ Develop & submit Ad for local publications
10. ____ Enhance your listing on the MLS with additional photos and text.
11. ____ Email your listing to over 3000 local Agents.
12. ____ Have a Professionally produced Virtual Tour made.
13. ____ Submit your listing to Google, Trulia, Yahoo, MSN, Yahoo & more!
14. ____ Submit digital photos and Virtual Tours to all web marketing venues.
15. ____ Personally notify 40 surrounding neighbors of your home being for sale (10-10-20).
16. ____ Suggest & advise as to any changes you may want to make in your property to make it saleable. Hire a professional “staging” company if necessary.
17. ____ Place your home on the Board tour (where available).
18. ____ Promote your home at the local association meeting.
19. ____ Constantly update you as to any changes in the marketplace.
20. ____ Prospect daily, looking for potential buyers.
21. ____ Contact over the next seven days…my buyer leads, sphere of influence and past clients or their referrals and prospective buyers.
22. ____ Pre-qualify any prospective buyers before I show them your home.
23. ____ Keep up to date on the various methods of financing that a buyer might want to use.
24. ____ Follow-up on the salespeople who have shown your home…for their feedback and response. I enable lockbox notification to get e-mails whenever the lockbox is used..
25. ____ Assist you in arranging interim financing…if necessary.
26. ____ Represent you on all offer presentations…to assure you in negotiating the best possible price and terms.
27. ____ Handle all the follow-up upon a contract being accepted…all mortgage, title and other closing procedures.
28. Deliver your check at the closing.
